Responsible for                    The day to day health and safety and compliance within the Centre

 

Work closely with                 Operations manager, Centre management team, Security and cleaning team and maintenance.

                                                              

MY KEY RESPONSIBILITIES

 

Financial

 

  • To arrange quotations for works, present to the Operations Manager for approval and once agreed see through to conclusion within agreed budgets and timescales.
  • Work closely with maintenance company works and sharing quotes for approval from operations manager.

 

People

 

  • To ensure delivery of all required statutory training responsibilities and work within company policies and procedures at all times
  • To carry out induction training for new employees, contractors and visitors.
  • To ensure that visiting contractors, shop fitters, service engineers or any other work person are aware of the site Health & Safety policy and where appropriate have their own Risk Assessments  & Method Statements applicable to work they intend to carry out, including Control of Asbestos at Work (CAW 2002) if applicable.
  • To issue Permits to Work (PTW) to visiting contractors, shop fitters, service engineers and other persons.
  • To complete fit out, key handover meetings and assist in managing the shop fit out process.
  • Log jobs on Elogs for maintenance company engineer to complete.

 

 

Product & Service

 

  • To manage aspects of Health & Safety & Fire issues ensuring the implementation of C&R Safe.
  • To ensure the permit to work system is fully complaint
  • To ensure that the Joint Unit Inspection process is adhered to and logged on the Pyramid system
  • To help manage the maintenance contract, PPM schedule and reactive works with the onsite team working closely with the Maintenance Supervisor.
  • To ensure that escalator, lift and plant insurance inspections are carried out and appropriate action taken to be in full operational condition at all times
  • To ensure at all times that the center is well presented, clean and tidy, and in good repair and condition
  • To work with C&R central teams on shop fit requirements and all retailer issues relating to surrender/change of leases
  • To maintain any statutory records regarding shop fitting / project work
  • To build excellent relationships with all retailers
  • To monitor energy consumption to maximise efficiency and value for money
  • To investigate all accidents/incidents and to provide detailed reports relating to the same.
  • To conduct the Joint Unit Inspections (JUI`s) and associated systems testing procedures and to keep records of all inspections and checks carried out on the Pyramid database system.
  • To conduct follow up checks on Joint Unit Inspections as applicable.
  • To confirm with tenants (Both verbally and in writing) of any remedial action required due to their non-compliance of the Joint Unit Inspections.
  • Is responsible for the timely and accurate completion and upkeep of the Center’s accident records, and to respond to insurers queries.
  • To prepare for and attend Health & Safety meetings
  • To manage the releasing of data from the CCTV system for the Police or other agencies.
  • To liaise with the local police, fire services, local authority and other statutory bodies as necessary regarding health and safety matters
  • To give all possible assistance in the event of an emergency situation arising.
  • Provide advice to the Centre Management team, tenants and others as requested on Health & Safety, Fire and Environmental matters, Risk Assessments, Incident/Accident reports
  • Provide reports and relevant statistical data on accidents, incidents and other associated role related matter as required, to General Manager and assistant Operations Manager.
  • Monitoring in-house service teams and contractors in respect of compliance with Health & Safety and Fire procedures, day to day monitoring of Pyramid and Permit to work procedures.
  • To undertake regular audits of all procedures and requirements of Health & safety, Fire and Safety legislation in accordance with existing Centre procedures
  • Liaison with enforcing authorities (Fire authority, Environmental Health, Police)
  • Provide training, assistance and advice on, Operational, procedural, contractual, retailer, customer concerns
  • To produce Risk Assessments, where required.
  • The monitoring and control of all planned preventative works considered necessary to the effective operation of the premises
  • Ensuring an effective program of routine maintenance and decoration of the common areas.
  • To support the assistant Operations Manager in managing the Cleaning, Security and Maintenance departments.
  • To make insurance claims applications for property damage.
  • To update the insurer on changes to the life and property safety systems.

  • To assist Centre Management in conducting training in regards of all matters relating to HSAW, FRO 2005, CAW 2002, Riddor 95 and DDA 95 and any other associated training as may be applicable.

 

 

General

 

  • Carry out Duty Management when requested.
  • Flexible work hours required, working evenings and early morning when necessary.
  • To make informed judgments and take responsibility for the Centre in emergency situations.
  • To ensure all company policies are understood, communicated and adhered to appropriately.

 

 

In view of the wide ranging duties, it is not practicable to issue specific instructions to cover every possible eventuality.  The employee is expected to use their knowledge and discretion in carrying out the various duties, and if in any doubt regarding any instructions, will contact the Operations Manager for further guidance.

 

You will be asked to undertake from time to time, such other work as shall be necessary for the proper running of the Centre and general well-being of the persons occupying or using the Centre.
