Walthamstow transformation

A multi-million redevelopment that will transform 17&Central and Walthamstow town centre is now underway. The development will provide new shops, homes and leisure opportunities and create hundreds of new jobs. 

About the Development

The planning application was agreed by Waltham Forest’s Planning Committee on Wednesday 27 January 2021. It is the master plan for the development and covers a number of phases of activity. Across the whole masterplan, the avenue of lime trees in the Town Square will be protected and preserved, and a new and improved children’s play area will be provided as part of the rejuvenation of Walthamstow’s main public space. An active street frontage will be created on Selborne Road, with shops and cafes. And not only will the residential development include homes for local people below market rent, it will contribute £7.3 million to deliver additional affordable homes across the borough.

Consisting of one and two-bedroom apartments Phase 1 of the scheme is being delivered by Long Harbour, and their construction partner, Tide Construction. Located on Selbourne Road, in the heart of Walthamstow, and adjacent to the 17&Central Shopping Centre, this first phase of activity will see the delivery of 495 new homes for private rent.

The development will also incorporate an expansive ground floor entrance and amenity space, including a publicly accessible reception with dedicated concierge, lounge area, and ground floor café. The development will also feature resident amenity spaces on the upper floors, including a lounge, shared kitchen area for events, and a roof terrace, with private winter balconies for each apartment.

The works began in mid-July 2022 and completion of Phase 1 is scheduled for mid-2025.

Timeline

Guideline timings for Phase 1 of the works to build the residential towers are as follows:

July 2022 – Hoardings are installed

July 2022 – Soft demolition and strip out work commences

Sept 2022 – Demolition commences

December 2022 - Hoardings are extended and the crane is installed

March 2023 – Piling & structure works gets underway

May 2023 – Structure commences

August 2023 – Module installation begins

February 2024 – Fitout begins

Early 2025 – Landscape work starts

Mid-2025 – Project due for completion

Latest Updates from the Centre

  • The Centre is open and operation as usual
  • The car park is open and operational with 420 spaces. We are expected to have 60 more spaces.
